Pointers on Subleasing

Subleasing your apartment may be a good way to alleviate the expense of paying rent if you must move out of state or travel for an extended period of time. However, before you sublet your apartment, keep a few things in mind:
1) Make sure you are allowed to sublet the apartment. Check your lease to make sure you are allowed to sublet. Also, if you decide to list the apartment online, note the general location of the apartment, but not the exact address.
2) Finding the right person. You may want to try to sublet to a friend. If that is not an option, post an ad on Craiglist or another social networking board to solicit reponses. The key here is to start early.
3) Prepare a contract. You may want to consider having the new tenant sign a contract for their tenancy in your apartment. The contract will outline the period of the sublease, the expenses the sublettor is responsible for and other conditions that come with the sublet.
